Have you ever taken a Real Estate Exam? It's not harder than any other test you may need to take for a certification, but here is my point: once you pass this test you can call yourself a Real Estate Agent ($$$). Does that mean you know what to do?
Experience matters. You want the professional who knows the area where floods and hail have occurred, understands the school boundaries, and has contacts in the Police department to make sure you're not buying next door to a drug house.
In my profession, patients need me to have their needs covered. That means if I don't think I'm the best one to treat them I should already know where I will refer them to.
In Real Estate it means the tradesmen are on speed dial, the home inspector is ready to schedule you, the gardener will stop by the next day to mow, the property manager is standing by to do the walk through with you, and the insurance agents are eager to make the quotes.
On top of these aspects you deserve the negotiator. The one who can call anyone in the area to find out information, know how to write it into the contract for best effect, and help you get the best price.
Of course there are even more variables you want covered, but I'm not writing a checklist for you. I'm merely pointing out that you don't want to waste time or money for such an important transaction by choosing the wrong agent.
