If you’ve been dreaming of moving but feel stuck because you already own a home, I want you to know—it’s absolutely possible to buy while selling. And I’ve got a story to prove it.
Recently, I reached out to a couple I knew wanted to move. They had talked before about needing more space and a fresh start, but they didn’t think they’d get approved for a new home since they still owned their current one.
After a heartfelt conversation, I encouraged them to just try—with the help of my trusted lender, Regina Ballard. They agreed, and Regina was able to get them pre-approved—with one important condition: we’d need to sell their current home first.
From there, we got to work. I met with them to walk through exactly what needed to be done to stage their home, price it right, and market it competitively to get it sold fast. At the same time, we began looking for their next dream home.
We went under contract on a house in Jeffersonville, Kentucky. It seemed like the right fit—until they realized something was missing: Powell County is home.
We released the contract on the Jeffersonville home and doubled down on our search in Powell County. And I’m so glad we did. Because not long after, we found a brand-new home that checked every single box on their list. It was everything they wanted and needed.
We submitted an offer—contingent on the sale of their current home—and because their house was already under contract with a strong buyer, the seller accepted. Everything aligned.
They’re going to net exactly what they hoped from the sale of their current home and move into a place they truly love—right here in Powell County. It wasn’t without its hurdles, but the journey was worth it.
